Landscaping & Yard Cleanup Pricing in Seattle

Most routine residential landscaping and yard cleanup projects fall between $350 and $1,200, with larger cleanups, major restoration, and land clearing typically starting around $1,300+.

Every property is different. We price each project based on the actual labor, difficulty, access, crew size, equipment, vegetation, and yard waste involved.

Project Level Typical Price Common Examples
Small $350–$500 Light weeding, shrub trimming, leaf cleanup, small garden beds, or minor yard cleanup
Medium $500–$750 Multiple garden beds, moderate weeding, pruning, leaf raking, and general yard cleanup
Large $850–$1,200 Heavier overgrowth, extensive pruning, significant weeds, larger properties, or greater debris volume
Extra Large $1,300–$1,800+ Heavily overgrown properties, larger crews, difficult access, heavy pruning, brush removal, or significant hauling
Land Clearing & Major Restoration Custom Pricing Severe overgrowth, blackberry, ivy, bamboo, brush, root removal, difficult terrain, large-scale clearing, or significant debris hauling

These ranges describe the amount and difficulty of the work—not simply the size of the property. A small backyard with dense blackberry, bamboo, extensive roots, or difficult access can cost more than a much larger yard requiring light maintenance.

You Control the Scope

For larger or more difficult properties, homeowners can often control the overall cost by adjusting the scope of work.

We can adjust the service area, amount of vegetation removed, level of root work, pruning, hauling, crew time, and other services based on your priorities and budget.

Some customers want a complete restoration. Others start with one section, tackle the worst overgrowth first, or hire us for a defined amount of work and continue the project later.

These are general pricing ranges, not fixed prices. Specialized projects such as major blackberry, ivy or bamboo removal, large hedge reductions, extensive root work, land clearing, difficult access, or unusually heavy hauling may fall outside these ranges.

What’s Included in Our Pricing?

Depending on the project, a yard cleanup can include:

  • Manual weed removal
  • Blackberry removal
  • English ivy removal
  • Bamboo removal
  • Vine and brush removal
  • Unwanted vegetation removal
  • Shrub trimming
  • Hedge pruning
  • Light tree pruning
  • Leaf raking
  • Garden bed cleanup
  • Tall grass cleanup
  • General debris cleanup
  • Yard waste loading
  • Yard waste hauling and disposal
  • Final blowing and cleanup

Bark, mulch, gravel, pressure washing, and other landscape improvements can also be added depending on the project.

What Determines the Price?

Two yards of the same size can require completely different amounts of work.

Difficulty & Vegetation

Light weeds in loose soil are very different from established blackberry, English ivy, bamboo, woody shrubs, volunteer trees, dense vines, or established root systems.

More difficult vegetation generally requires additional labor, specialized tools, and more hauling.

Property Access

Easy access can make a major difference.

A property where our crew can work close to the truck is generally easier than a backyard where every load must travel through a narrow gate, down stairs, up a hill, or through a long side yard.

Yard Waste Volume

Removing vegetation is only part of the job.

Everything we remove must be gathered, moved, loaded, transported, and disposed of. Large shrubs, wet leaves, blackberry, bamboo, branches, soil, roots, and dense vegetation can produce significant amounts of material.

Crew Size

Some projects can be completed efficiently by two workers. Others are better suited for a larger crew that can weed, prune, rake, load, and haul simultaneously.

We determine crew size based on the work required and the most efficient way to complete the project.

Tools & Equipment

A light cleanup may only require hand tools, rakes, blowers, and trimmers.

More difficult projects may require chainsaws, brush cutters, ladders, digging tools, wheelbarrows, specialized removal tools, or other commercial equipment.

Location & Travel

We serve Seattle and surrounding King County communities.

Project location, travel time, disposal routes, and how efficiently we can schedule your project with other work in the area can sometimes affect pricing.

Competitive Pricing Based on the Actual Work

Our goal is to provide competitive pricing based on what the project actually requires.

We don’t price properties simply by square footage.

We consider the condition of the landscape, vegetation, access, waste volume, equipment, crew size, and estimated labor required to complete the defined scope.

A small but severely overgrown backyard can require more work than a much larger property needing only light maintenance.

That’s why clear photos, videos, and site visits are often more useful than property size alone.

The Neat & Tidy Clean Cycle

Most of our cleanup work follows the same basic process:

Weed. Trim. Rake. Haul. Blow. Repeat.

We call this The Neat & Tidy Clean Cycle.

We remove unwanted vegetation, trim and prune what stays, rake the debris, haul away the waste, and blow the property clean.

For heavily overgrown properties, we repeat the process until the landscape reaches a clean and manageable starting point.

Frequently Asked Questions

What is your minimum project size?

Our smaller landscaping and cleanup projects typically start around $350–$500.

What does a typical yard cleanup cost?

Many routine projects fall between $500 and $1,200. Larger or more difficult cleanups commonly start around $1,300+, while major restoration and land-clearing projects require custom pricing.

Is yard waste hauling included?

When hauling is included in your proposal, we handle the loading, transportation, and disposal of landscape debris generated by the quoted work.

Unusually large quantities of waste or additional dump loads may affect pricing.

Why does an overgrown yard cost more?

Overgrown properties generally require more labor, hauling, equipment, and sometimes a larger crew.

Dense blackberry, ivy, bamboo, vines, shrubs, roots, and years of accumulated debris can make even a relatively small property labor-intensive.

Can you give me a price from photos?

Often, yes.

Clear photos or videos can help us understand the property and provide an initial estimate. Larger, unusual, or difficult projects may require an on-site visit before final pricing.

Do you charge by the hour?

Most projects are quoted as a fixed price for a defined scope of work rather than asking homeowners to predict how many hours a project will take.

Can I reduce the cost by doing some work myself?

Sometimes.

You can handle simpler maintenance yourself and hire us for heavier pruning, difficult vegetation, hauling, seasonal cleanup, or other labor-intensive work.

For larger projects, we can also reduce or phase the service area and scope to fit your priorities and budget.

Request an Estimate

The easiest way to get accurate pricing is to show us the property and tell us what you want accomplished.

  1. Send us clear photos or request a site visit.
  2. Tell us which areas you want serviced.
  3. We’ll evaluate the labor, vegetation, access, equipment, and waste involved.
  4. You’ll receive a written estimate defining the proposed work and price.

Simple yard or overgrown property—we price the work based on what it actually takes to get it clean.
