How We Repair (fix the cause, not just the panel)
- Assess & mark — line, plumb, soil grade, drainage, vegetation pressure, and property-line constraints.
- Reset/replace posts — dig out failures; set new pressure-treated 4x4 or 4x6 in proper footings. We bell the base, add drainage gravel, and use a concrete collar at grade (not a full soup bucket that traps water).
- Rails & blocking — replace split rails; add blocking or metal ties (Simpson-style) where spans or wind loads demand it.
- Pickets & fasteners — reuse sound cedar where possible; replace the rest with stainless or coated screws (no rusty nails).
- Gate rehab — new posts or sleeve repair, diagonal brace to stop sag, heavy hinges, proper latch, and drop rod. We set the gap for winter swell so it still closes in January.
- Vegetation & grade — clear ivy/blackberry, cut soil back so wood doesn’t sit in damp mulch. Keep finished grade ~2” below bottom rails/boards.
- Hardware & finish — corrosion-resistant hardware, neat cuts, clean lines. Stain/seal optional.
Straight talk: if posts are mush at grade, “sistering” won’t save them. We replace the post or the lean comes back.
