West Seattle Pressure Washing (Driveways, Patios, Fences) Services

Algae-slick steps and zebra-striped driveways aren’t a vibe. We clean concrete, pavers, and wood fences the right way—proper pretreatments, rotary surface cleaners, and soft-wash where it matters—so you get a crisp, even finish without damage.

We serve Admiral, Alaska Junction, Alki, Fauntleroy, Arbor Heights, Delridge, Gatewood, High Point, Morgan Junction, and Roxhill.

What’s the Problem?

  • Green/black algae and moss making walks and steps slick
  • Oil/rust/leaf stains and tire tracks that don’t budge with a garden hose
  • Pavers with white haze, joint sand blown out, and uneven “tiger stripes” from DIY wands
  • Weathered, gray fences with blotchy clean spots from high-pressure blasts

What We Clean (and how we do it)

Concrete & Exposed Aggregate (driveways, walks, patios)

  • Pretreat algae/oils → rotary surface cleaner for an even pass → post-treat to slow regrowth.
  • Hot-water option for stubborn oil. Rust and leaf-tannin spot treatments available.

Paver Patios & Paths

  • Algae pretreat → low/medium pressure with wide fan and surface cleaner → protect joints.
  • Optional polymeric re-sand and seal after dry-down to lock joints and boost color.

Wood Fences (and select wood gates/decks)

  • Soft-wash process (low pressure) with wood-safe detergent; rinse gentle.
  • Optional oxalic brighten for cedar/redwood; stain/seal available on a separate scope.

We do not high-pressure wash roofs and we won’t blast wood or mortar. If a method risks damage, we pivot to soft-wash or tell you straight it’s a no-go.

Our Annual Maintenance Plan

  • Moss/algae control — seasonal pretreats so growth doesn’t rebound
  • Even-finish washes — rotary cleaning on concrete/pavers, not stripy wand jobs
  • Joint care — paver joint inspection, re-sand, and optional sealing
  • Fence refresh — gentle wash cycle; schedule stain/seal as needed
  • Drain & debris tidy — clear curb lines and inlets after cleaning

We’re a low-maintenance landscaping crew. Our goal is fewer problems between visits and less work for you.

Service Cadences

  • Quarterly — spring/fall reset + two storm-season slip-safety checks
  • Bi-Monthly — best under big trees, shady sites, or heavy foot traffic

*(Just listing photos coming up? Ask for our Photo-Day Wash—fast, even, and camera-ready.)*

What Annual Maintenance Includes

  • Pretreat & dwell times matched to your stains (algae, oil, rust, tannin)
  • Rotary surface cleaning on flatwork; soft-wash on wood
  • Rinse management to keep fines out of beds and joints
  • Optional paver re-sand & seal (after proper dry time)
  • Final rinse, edge sweep, and walkthrough with notes

Why Annual Maintenance Matters

  • Slip safety — fewer algae slicks on shaded walks and steps
  • Longer surface life — correct pressure and chemistry prevent etching and joint loss
  • Better curb appeal — even, stripe-free finishes read clean in person and in photos
  • Lower cost — light, regular cleanings beat heavy reclaim jobs

How It Works

  1. Free Estimate — send photos or a quick walkthrough; clear, upfront pricing
  2. Schedule — pick your cadence or a one-time clean around events/photos
  3. Service Day — protect plants, pretreat, clean, post-treat, tidy edges
  4. Follow-Up — simple care tips and, for pavers, re-sand/seal options

Why West Seattle Chooses Neat & Tidy

  • Local crew that knows marine layer moss, pine needles, and steep drives
  • Licensed & insured for peace of mind
  • Upfront pricing — labor, materials, and haul-off where needed
