West Seattle Paver Patio & Walkway Repair Services

If your pavers are wavy, gappy, or slick with moss, that’s not “character”—that’s a failing base, washed-out joints, or bad drainage. We lift, relay, and re-grade patios and paths so they drain, sit tight, and stop tripping ankles.

We serve Admiral, Alaska Junction, Alki, Fauntleroy, Arbor Heights, Delridge, Gatewood, High Point, Morgan Junction, and Roxhill.

What’s the Problem?

  • Sunken or heaved pavers from winter saturation and clay soils
  • Trip lips & loose bricks where bedding sand washed away
  • Puddling at the house (grade wrong) or runoff into beds
  • Edge failure—plastic edging popped, border row walking out
  • Moss, weeds, and ants living in open joints; polymeric sand long gone

How We Fix Pavers (the right way)

  1. Inspect & map issues — drainage, slopes, tree roots, irrigation, and settled zones.
  2. Lift & sort — carefully pull pavers; keep patterns intact; set damaged pieces aside.
  3. Repair the base — excavate soft spots; install geotextile (as needed) over clay; add and compact crushed rock (not pea gravel) in 2” lifts.
  4. Reset grade — screed concrete sand (ASTM C33) to proper fall (⅛–¼” per foot away from structures).
  5. Relay pavers — tight joints, staggered seams; match existing pattern; address borders.
  6. Edge restraint — spike new edging or pour concrete toe where appropriate so borders stop migrating.
  7. Compact & set — plate-compact with a pad; top up joints.
  8. Polymeric re-sand — broom in, vibrate, blower clean, then light, even misting to activate.
  9. Drainage options — add a channel drain, catch basin, or French drain tie-in if the site needs it.
  10. Clean & de-moss — low-pressure rinse; safe moss/algae treatment; efflorescence cleaning only when warranted.

We don’t bury problems. If roots are lifting a run, we root-prune correctly (or reroute the path) instead of “shimming and hoping.”

What We Work On

  • Concrete pavers, clay brick, and modular slabs
  • Front walks, side-yard ribbons, backyard patios, trash can pads, and alley approaches
  • Tight-access repairs in hills and alleys (welcome to West Seattle)

Our Annual Maintenance Plan (Your Hardscape’s Routine)

  • Joint health — inspect and top-up sand before the rains pound it out
  • Moss control — seasonal treatment + better sun/air where possible
  • Edge patrol — catch border creep early; re-spike or toe as needed
  • Drainage check — clean channel/basin grates; keep inlets open
  • Spot lifts — tackle early dips before they turn into rollercoasters

We’re a low-maintenance landscaping crew. Fewer problems between visits, less work for you.

Service Cadences (Pick What Fits)

  • Quarterly — spring/fall reset + two light tune-ups
  • Bi-Monthly — the sweet spot for shaded/mossy or high-traffic paths

(Fresh repairs or heavy shade? Start monthly for 60–90 days, then taper.)

What Annual Maintenance Includes

  • Power sweep + low-pressure rinse (no joint blasting)
  • Polymeric re-sand where joints opened up
  • Edge restraint check & corrections
  • Spot lift/relay for emerging dips & lips
  • Drainage inlet cleanout and moss/algae treatment

Why Annual Maintenance Matters

  • Safety — fewer trip hazards, less slime on shaded runs
  • Longevity — tight joints = less water in the base = fewer repairs
  • Cleaner look — crisp edges and even planes beat patchwork fixes
  • Lower cost — small, regular corrections prevent full tear-outs

How It Works

  1. Free Estimate — photos/video or a quick walkthrough; clear, upfront pricing
  2. Plan & Schedule — confirm drainage, patterns, and any add-ons
  3. Repair Day — lift, base fix, relay, edge, re-sand, clean—no mess left behind
  4. Follow-Up — care tips (when to rinse, how to spot joint loss) and easy add-ons
