West Seattle Lawn Aeration & Dethatching Services
Grass struggling? Moss winning? If your lawn is compacted or smothered by thatch, it can’t breathe or drink. We use core aeration and targeted dethatching to open the soil, feed the biology, and help turf thicken up—without wrecking the yard.
We serve Admiral, Alaska Junction, Alki, Fauntleroy, Arbor Heights, Delridge, Gatewood, High Point, Morgan Junction, and Roxhill.
What’s the Problem?
- Spongy feel or thatch layer >½” choking roots
- Puddles in winter, hardpan in summer; water runs off instead of soaking in
- Thin turf that invites moss and weeds
- Heavy traffic (kids, dogs, deliveries) compacting soil
- New sod over subsoil that never got a real soil build
What We Do (and why it works)
- Core Aeration (hollow tines): pulls 2–3” plugs to relieve compaction, improve air/water flow, and create seed pockets.
- Dethatching (power rake): removes the dead layer so water and nutrients hit soil again. We only dethatch where thatch is truly excessive.
- Compost Topdress (optional but smart): ~¼” cap to feed microbes and help cores break down.
- Overseed Option: slit-seed or broadcast into fresh cores for dense fill-in.
- Irrigation Tune: quick audit and timer update so gains don’t fade.
We don’t scalp lawns. We set mower height correctly and bag the first cleanup pass after dethatching so debris doesn’t mat back down.
Best Timing for West Seattle
- Primary windows: March–May and late August–October (cool temps, moist soil = best recovery).
- Skip deep summer unless irrigation is dialed; skip frozen/waterlogged days in winter.
Quick Reality Checks
- Aeration ≠ dethatching. Aeration fixes compaction; dethatching removes the smothering layer. Many lawns need one, not both.
- Cores on the lawn? Leaving plugs to melt back is good for soil. If you want them removed, we can haul them.
- Moss: aeration helps, but shade/drainage and mowing height matter more. We’ll tell you straight.
Simple Coverage & Setup
- Core spacing: ~2–3” centers, two passes at different angles in compacted zones.
- Seed rates (if overseeding): 3–5 lb/1,000 sq ft (rye/fescue blends).
- Topdress math: 1 yd³ covers ~1,296 sq ft @ ¼”.
Aftercare (no guesswork)
- Water: light irrigation for 3–5 days post-aeration; deeper, less often after.
- Mow: resume when dry; keep 2.5–3” height with a sharp blade.
- Feed: only if a soil test calls for it; compost cap beats heavy fertilizer.
- Traffic: normal use is fine; avoid tight turns with heavy equipment for a week.
Our Annual Maintenance Plan (Your Yard’s Routine)
- Spring/Fall aeration based on traffic and soil type
- Targeted dethatching only when thatch >½”
- Compost topdressing light cap in spring
- Overseed touch-ups in fall for density
- Irrigation sanity checks—coverage, timing, and catch-cup tests
We’re a low-maintenance landscaping crew. Our goal is fewer problems between visits and less work for you.
Service Cadences (Pick What Fits)
- Quarterly — spring/fall deep clean + two lawn tune-ups
- Bi-Monthly — great balance for high-traffic or moss-prone lawns
(Fresh seed or heavy compaction? Start monthly for 60–90 days, then taper.)
What Annual Maintenance Includes
- Thatch depth check & compaction read
- Core aeration and/or dethatching (site-specific)
- ¼” compost topdress (optional) and clean edge re-cut
- Overseed where thin, plus irrigation timer set-up
- Moss/weed pressure review and simple fixes
Why Annual Maintenance Matters
- Deeper roots, better drought tolerance
- Fewer weeds & moss as turf thickens
- Healthier soil that holds water and nutrients longer
