Normandy Park Pressure Washing (Driveways, Patios, Fences) Services

Let’s face it—nobody wants slippery, algae-covered steps or driveways that look like a zebra crossing. At Neat & Tidy, we’re all about turning your concrete, pavers, and wood fences into stunning surfaces that make your property shine. With our expert techniques like proper pretreatments, rotary surface cleaning, and soft-wash methods, you’ll enjoy a flawless finish that not only looks fantastic but also holds up against the elements!

What’s the Problem?

Is your property dealing with any of these pesky issues?

  • Slippery green and black algae making your walks dangerous
  • Stubborn oil, rust, and leaf stains that refuse to budge with just a hose
  • Paver surfaces marred by white haze, missing joint sand, and those annoying “tiger stripes” from DIY attempts
  • Weathered, gray fences that have been blasted with high pressure, leaving blotchy clean spots everywhere

What We Clean (and How We Do It)

Concrete & Exposed Aggregate (Driveways, Walks, Patios)

  1. Pretreatment: We apply a specially formulated solution to tackle algae and oil stains.
  2. Cleaning: Using a rotary surface cleaner, we ensure an even wash across the surface. No stripes here!
  3. Post-Treatment: We finish with a treatment that slows down regrowth, keeping your surfaces cleaner for longer.
  • For those stubborn oil stains, we also offer a hot-water cleaning option. Plus, rust and leaf-tannin spot treatments are available!

Paver Patios & Paths

  1. Algae Pretreatment: We start with a targeted pretreatment to combat algae growth.
  2. Gentle Cleaning: Using low to medium pressure with a wide fan and surface cleaner, we protect the joints while ensuring a deep clean.
  3. Sealing Options: Once dried, we can provide polymeric re-sand and seal services to lock those joints and enhance the color.

Wood Fences (and Select Wood Gates/Decks)

  1. Soft-Wash Process: We use a low-pressure soft-wash technique combined with a wood-safe detergent to gently clean your fence.
  2. Optional Brightening: If you have cedar or redwood, we offer an oxalic brighten treatment, and we can schedule staining/sealing as a follow-up service.

Remember, we do not high-pressure wash roofs and we won’t blast wood or mortar. If a method risks damage, we’ll pivot to soft-wash or tell you straight that it’s a no-go.

Our Annual Maintenance Plan

We believe in keeping your hardscapes looking sharp with our annual maintenance plan, which includes:

  • Moss/Algae Control: Seasonal pretreatments to prevent regrowth.
  • Even-Finish Washes: We use rotary cleaning on concrete and pavers, leaving no room for those dreaded stripes.
  • Joint Care: Inspection of paver joints, re-sanding, and optional sealing.
  • Fence Refresh: Gentle washing with a schedule for staining/sealing as needed.
  • Drain & Debris Tidy: We clear curb lines and inlets after cleaning to keep your property looking pristine.

Our mission is to be your low-maintenance landscaping crew, minimizing problems between visits and making your life easier!

Service Cadences

  • Quarterly: Ideal for spring/fall resets and two slip-safety checks during storm season.
  • Bi-Monthly: Perfect for properties under big trees, in shady areas, or experiencing heavy foot traffic.

What Annual Maintenance Includes

  • Tailored pretreat and dwell times based on your specific stains (algae, oil, rust, tannin).
  • Rotary surface cleaning for flatwork; soft-wash for wood surfaces.
  • Rinse management to prevent fines from settling in your garden beds and joints.
  • Optional paver re-sand & seal (after proper drying).
  • Final rinse, edge sweep, and a walkthrough with notes for your peace of mind.

Why Annual Maintenance Matters

  • Slip Safety: Keep algae at bay on shaded walks and steps.
  • Extended Surface Life: Using the correct techniques prevents etching and joint loss.
  • Enhanced Curb Appeal: Enjoy a clean, even finish that looks spectacular in person and in photos.
  • Cost-Effective: Regular light cleanings are much cheaper than hefty reclaim jobs.

How It Works

  1. Free Estimate: Send us photos or schedule a quick walkthrough to get clear, upfront pricing.
  2. Schedule: Choose your cleaning cadence or opt for a one-time clean before events/photos.
  3. Service Day: We protect your plants, pretreat surfaces, clean, post-treat, and tidy edges.
  4. Follow-Up: We provide simple care tips and options for paver re-sanding/sealing.
