Burien Pressure Washing (Driveways, Patios, Fences) Services

Let’s be real—nothing dampens your outdoor vibes like algae-covered steps and streaky driveways! At Neat & Tidy, we’re all about turning your concrete, pavers, and wood fences into eye-catching, clean surfaces. With our expert techniques like proper pretreatments, rotary surface cleaners, and soft-wash methods, you’ll enjoy a spotless finish that not only looks great but is built to last—without risking any damage.

We’re proud to serve the fabulous neighborhoods of Admiral, Alaska Junction, Alki, Fauntleroy, Arbor Heights, Delridge, Gatewood, High Point, Morgan Junction, and Roxhill.

What’s the Problem?

Is your property dealing with any of these pesky issues?

  • Slippery green/black algae and moss on your pathways
  • Stubborn oil, rust, and leaf stains that just won’t budge with a regular garden hose
  • Paver surfaces sporting white haze, missing joint sand, and those annoying “tiger stripes” from DIY attempts
  • Weathered wood fences with blotchy clean spots from high-pressure washing that causes more harm than good

What We Clean (and How We Do It)

Concrete & Exposed Aggregate (Driveways, Walks, Patios)

  1. Pretreatment: We kick things off with a specialized solution to tackle those pesky algae and oil stains.
  2. Cleaning: Our trusty rotary surface cleaner ensures a thorough and even wash across the entire surface.
  3. Post-Treatment: We wrap things up with a treatment that helps prevent regrowth, keeping your surfaces cleaner for longer.
  • Got stubborn oil stains? No problem! We offer a hot-water cleaning option, and we can tackle rust and leaf-tannin spots too.

Paver Patios & Paths

  1. Algae Pretreatment: We begin by applying a pretreatment to tackle algae growth effectively.
  2. Gentle Cleaning: We use low to medium pressure with a wide fan and surface cleaner, ensuring we protect the joints while giving a deep clean.
  3. Sealing Options: Once everything is dried out, we can provide polymeric re-sand and seal services to lock in those joints and enhance the color.

Wood Fences (and Select Wood Gates/Decks)

  1. Soft-Wash Process: We opt for a gentle low-pressure soft-wash technique using a wood-safe detergent to clean your fence.
  2. Optional Brightening: If you have cedar or redwood, we can offer an oxalic brighten treatment, and we can schedule additional staining/sealing as needed.

Just a heads up: we do not high-pressure wash roofs nor will we blast wood or mortar. If a method could risk damage, we’ll pivot to soft-wash or let you know it’s a no-go.

Our Annual Maintenance Plan

We believe in keeping your surfaces looking their best with our annual maintenance plan that includes:

  • Moss/Algae Control: Seasonal pretreatments to keep regrowth at bay.
  • Even-Finish Washes: Say goodbye to stripey wand jobs with our rotary cleaning on concrete and pavers.
  • Joint Care: Inspection of paver joints, re-sanding, and optional sealing.
  • Fence Refresh: Gentle washing and a schedule for staining/sealing as needed.
  • Drain & Debris Tidy: Clearing curb lines and inlets after cleaning.

Our mission is to be your low-maintenance landscaping crew, minimizing problems between visits and easing your workload.

Service Cadences

  • Quarterly: Perfect for spring/fall resets and two slip-safety checks during the stormy season.
  • Bi-Monthly: Ideal for properties under large trees, in shady areas, or with lots of foot traffic.

*(Got an upcoming photo shoot? Ask about our Photo-Day Wash—quick, even, and ready for the camera!)*

What Annual Maintenance Includes

  • Tailored pretreat and dwell times based on your specific stains (algae, oil, rust, tannin).
  • Rotary surface cleaning for flatwork; soft-wash for wood surfaces.
  • Rinse management to prevent fines from settling in your garden beds and joints.
  • Optional paver re-sand & seal (after proper drying).
  • Final rinse, edge sweep, and a walkthrough with notes for your peace of mind.

Why Annual Maintenance Matters

  • Slip Safety: Keep those algae at bay on shaded walks and steps.
  • Extended Surface Life: Correct techniques prevent etching and joint loss.
  • Enhanced Curb Appeal: Enjoy an even, stripe-free finish that looks fresh in person and in photos.
  • Cost-Effective: Regular light cleanings are way cheaper than hefty reclaim jobs down the line.

How It Works

  1. Free Estimate: Send us some photos or schedule a quick walkthrough to get clear, upfront pricing.
  2. Schedule: Choose your cleaning cadence or opt for a one-time clean before events/photos.
  3. Service Day: We protect your plants, pretreat surfaces, clean, post-treat, and tidy edges.
  4. Follow-Up: We provide simple care tips and options for paver re-sanding/sealing.
