You found the house.<\/p>\n\n\n\n

It’s close to work. Parking is good. The kitchen needs some updating, but you can already picture what you’re going to do with it. The bathroom needs work. The house is a little tight, but there’s enough space.<\/p>\n\n\n\n

And the price?<\/p>\n\n\n\n

A little below what similar homes in the area are selling for.<\/p>\n\n\n\n

There’s just one obvious problem.<\/p>\n\n\n\n

The yard is a mess.<\/p>\n\n\n\n

The previous owners were older and it looks like the landscaping simply got away from them. The lawn is basically gone. Shrubs are overgrown. Trees are shading parts of the house. Weeds are everywhere.<\/p>\n\n\n\n

And then there’s the blackberry.<\/p>\n\n\n\n

A lot of blackberry.<\/p>\n\n\n\n

Some of it is eight or ten feet tall because it has grown over itself and into surrounding shrubs and trees.<\/p>\n\n\n\n

It’s ugly.<\/p>\n\n\n\n

But you’re buying a house, not a garden.<\/p>\n\n\n\n

You figure you’ll deal with it after closing.<\/p>\n\n\n\n

Maybe it costs a few thousand dollars. Maybe more.<\/p>\n\n\n\n

Bring in a landscaping crew. Cut everything down. Dig out the blackberry crowns and accessible roots. Haul away the waste. Put down bark. Maybe install a new lawn.<\/p>\n\n\n\n

Problem solved.<\/p>\n\n\n\n

So you buy the house.<\/p>\n\n\n\n

And eventually you spend $5,000 or more getting the property cleaned up.<\/p>\n\n\n\n

It looks completely different.<\/p>\n\n\n\n

Then you finally notice what’s on the other side of the fence.<\/p>\n\n\n\n

More blackberry.<\/p>\n\n\n\n

A lot more.<\/p>\n\n\n\n

The Blackberry Wasn’t Just in Your Yard<\/h2>\n\n\n\n

This is something I’ve seen many times working around Seattle.<\/p>\n\n\n\n

Once an overgrown property gets cleared, the homeowner can finally see the landscape surrounding it.<\/p>\n\n\n\n

Maybe there’s a slope behind the house.<\/p>\n\n\n\n

Maybe there’s a greenbelt.<\/p>\n\n\n\n

Maybe there’s an undeveloped neighboring property.<\/p>\n\n\n\n

And suddenly you realize that what looked like a wall of beautiful Seattle greenery isn’t necessarily the native forest you imagined.<\/p>\n\n\n\n

There’s blackberry.<\/p>\n\n\n\n

English ivy.<\/p>\n\n\n\n

Holly.<\/p>\n\n\n\n

Laurel.<\/p>\n\n\n\n

Other aggressive or invasive vegetation.<\/p>\n\n\n\n

And some of it goes as far as you can see.<\/p>\n\n\n\n

That’s when your landscaping problem changes.<\/p>\n\n\n\n

The blackberry inside your property was one project.<\/p>\n\n\n\n

The blackberry surrounding your property may be something you deal with for as long as you own the house.<\/p>\n\n\n\n

I Didn’t Understand This Before I Worked in Landscaping Either<\/h2>\n\n\n\n

Before I got into landscaping, I probably would have looked at a lot of these properties the same way.<\/p>\n\n\n\n

Green is green.<\/p>\n\n\n\n

It’s Seattle.<\/p>\n\n\n\n

Plants grow everywhere.<\/p>\n\n\n\n

You see this beautiful green hillside behind a house and think:<\/p>\n\n\n\n

That’s a pretty nice view.<\/strong><\/p>\n\n\n\n

Then you start working on these properties.<\/p>\n\n\n\n

You start identifying what’s actually growing there.<\/p>\n\n\n\n

And eventually you can’t unsee it.<\/p>\n\n\n\n

What looked like a wall of greenery becomes blackberry, ivy, holly and other plants competing for the same space.<\/p>\n\n\n\n

That’s why I think homebuyers should pay more attention to the landscape surrounding a property\u2014not just the landscaping inside the fence.<\/p>\n\n\n\n

Himalayan Blackberry Is Everywhere Around Seattle<\/h2>\n\n\n\n

I sometimes joke that blackberry is the unofficial plant of Washington.<\/p>\n\n\n\n

Once you start noticing it, you see it everywhere.<\/p>\n\n\n\n

Roadsides.<\/p>\n\n\n\n

Vacant lots.<\/p>\n\n\n\n

Greenbelts.<\/p>\n\n\n\n

Slopes.<\/p>\n\n\n\n

Alleys.<\/p>\n\n\n\n

Fence lines.<\/p>\n\n\n\n

Wooded areas.<\/p>\n\n\n\n

Behind commercial properties.<\/p>\n\n\n\n

And, of course, residential yards.<\/p>\n\n\n\n

The blackberry we commonly deal with on overgrown properties is generally invasive Himalayan blackberry, not something I’d consider harmless background vegetation simply because it’s common around Seattle.<\/p>\n\n\n\n

It’s an extremely successful plant.<\/p>\n\n\n\n

It grows aggressively, forms dense thickets and can take over areas where vegetation isn’t actively managed.<\/p>\n\n\n\n

And once a large surrounding area is dominated by blackberry, one homeowner maintaining a small property in the middle of it isn’t going to eliminate the larger problem.<\/p>\n\n\n\n

Your Property Line Changes Everything<\/h2>\n\n\n\n

Let’s say you have 4,000 square feet of usable yard.<\/p>\n\n\n\n

That’s your property.<\/p>\n\n\n\n

You can hire us to work there.<\/p>\n\n\n\n

We can cut blackberry.<\/p>\n\n\n\n

We can remove accessible root crowns.<\/p>\n\n\n\n

We can clear weeds.<\/p>\n\n\n\n

We can prune shrubs.<\/p>\n\n\n\n

We can rake.<\/p>\n\n\n\n

We can haul the waste.<\/p>\n\n\n\n

You can install bark, lawn or other landscaping afterward.<\/p>\n\n\n\n

You control that area.<\/p>\n\n\n\n

But what if another 20,000 square feet of blackberry exists on the slope behind your house?<\/p>\n\n\n\n

And you don’t own it?<\/p>\n\n\n\n

That’s not your landscaping project anymore.<\/p>\n\n\n\n

Maybe it’s private property.<\/p>\n\n\n\n

Maybe it’s shared property.<\/p>\n\n\n\n

Maybe it’s a greenbelt.<\/p>\n\n\n\n

Maybe there’s a municipality or homeowners association involved.<\/p>\n\n\n\n

Whatever the situation, you generally can’t just send a crew onto land you don’t own and start clearing vegetation.<\/p>\n\n\n\n

So even if you spend thousands of dollars restoring your property, you’re still living next to the larger source of vegetation.<\/p>\n\n\n\n

That’s what homebuyers sometimes don’t realize.<\/p>\n\n\n\n

You May Be Buying a Boundary You Have to Maintain Forever<\/h2>\n\n\n\n

This is the part I want people to understand.<\/p>\n\n\n\n

If your backyard borders a large blackberry thicket, your realistic goal may not be:<\/p>\n\n\n\n

Eliminate all blackberry.<\/strong><\/p>\n\n\n\n

Your realistic goal may be:<\/p>\n\n\n\n

Keep the blackberry from reclaiming my property.<\/strong><\/p>\n\n\n\n

That’s a very different objective.<\/p>\n\n\n\n

Blackberry can grow through and over fences.<\/p>\n\n\n\n

Canes can arch into accessible areas and establish additional growth.<\/p>\n\n\n\n

Birds and other animals can disperse blackberry seeds.<\/p>\n\n\n\n

Seeds can remain in soil, and disturbed areas can produce new seedlings.<\/p>\n\n\n\n

And established blackberry outside your property isn’t going to stop growing because you just spent $8,000 landscaping your backyard.<\/p>\n\n\n\n

It doesn’t know there’s a property line.<\/p>\n\n\n\n

So now your beautiful restored yard has a maintenance boundary.<\/p>\n\n\n\n

You cut back what enters.<\/p>\n\n\n\n

You watch for new growth.<\/p>\n\n\n\n

You remove young plants while they’re manageable.<\/p>\n\n\n\n

You keep garden beds maintained.<\/p>\n\n\n\n

You don’t allow the fence line to disappear underneath vegetation again.<\/p>\n\n\n\n

That’s probably manageable.<\/p>\n\n\n\n

But it’s still something you should know you’re signing up for.<\/p>\n\n\n\n

Slopes Make Everything Harder<\/h2>\n\n\n\n

This becomes even more important when the property is on a steep slope.<\/p>\n\n\n\n

Landscaping labor is physical.<\/p>\n\n\n\n

Everything has to be cut, moved, loaded and hauled.<\/p>\n\n\n\n

On relatively flat ground with good access, crews can move efficiently.<\/p>\n\n\n\n

Put the same vegetation on a steep slope and the project changes.<\/p>\n\n\n\n

Workers move slower.<\/p>\n\n\n\n

Hauling becomes harder.<\/p>\n\n\n\n

Footing becomes more important.<\/p>\n\n\n\n

Equipment access may become limited or impossible.<\/p>\n\n\n\n

Waste still has to make it from the slope to the truck.<\/p>\n\n\n\n

And if the area isn’t even part of your property, spending large amounts of money clearing it may not be something you’re legally permitted\u2014or financially motivated\u2014to do anyway.<\/p>\n\n\n\n

That’s why I would pay particular attention when buying a house that backs directly into a heavily vegetated slope or greenbelt.<\/p>\n\n\n\n

The view may be beautiful.<\/p>\n\n\n\n

The extra privacy may be great.<\/p>\n\n\n\n

But understand the maintenance environment you’re buying into.<\/p>\n\n\n\n

The $5,000 Cleanup Might Only Be the Beginning<\/h2>\n\n\n\n

This is another thing homeowners sometimes misunderstand.<\/p>\n\n\n\n

They think about landscaping as a project.<\/p>\n\n\n\n

I’ll clean the yard once.<\/strong><\/p>\n\n\n\n

And you absolutely can restore a badly overgrown yard.<\/p>\n\n\n\n

We do it all the time.<\/p>\n\n\n\n

A crew comes in.<\/p>\n\n\n\n

Cut.<\/p>\n\n\n\n

Trim.<\/p>\n\n\n\n

Prune.<\/p>\n\n\n\n

Weed.<\/p>\n\n\n\n

Dig.<\/p>\n\n\n\n

Rake.<\/p>\n\n\n\n

Load.<\/p>\n\n\n\n

Haul.<\/p>\n\n\n\n

After years of neglect, the transformation can be dramatic.<\/p>\n\n\n\n

But clearing a yard doesn’t freeze nature at that exact moment.<\/p>\n\n\n\n

The soil is still there.<\/p>\n\n\n\n

Seeds are still there.<\/p>\n\n\n\n

Roots may remain.<\/p>\n\n\n\n

Sunlight reaches areas that were previously shaded.<\/p>\n\n\n\n

Water reaches the ground.<\/p>\n\n\n\n

Neighboring vegetation keeps growing.<\/p>\n\n\n\n

The landscape immediately starts changing again.<\/p>\n\n\n\n

That’s why restoration and maintenance are two different things.<\/p>\n\n\n\n

You might spend $5,000, $10,000 or more restoring a seriously neglected property and still need regular maintenance afterward.<\/p>\n\n\n\n

That doesn’t mean the cleanup failed.<\/p>\n\n\n\n

It means you own land with plants growing on it.<\/p>\n\n\n\n

Blackberry Removal Doesn’t Mean You’ll Never See Blackberry Again<\/h2>\n\n\n\n

I think expectations matter here.<\/p>\n\n\n\n

We can remove a blackberry thicket from a defined area.<\/p>\n\n\n\n

We can cut the canes.<\/p>\n\n\n\n

We can expose and remove accessible root crowns and roots depending on the agreed scope.<\/p>\n\n\n\n

We can clean up the area.<\/p>\n\n\n\n

But I wouldn’t tell a homeowner surrounded by acres of blackberry:<\/p>\n\n\n\n

\u201cYou’ll never see blackberry again.\u201d<\/strong><\/p>\n\n\n\n

That wouldn’t be realistic.<\/p>\n\n\n\n

New plants can establish.<\/p>\n\n\n\n

Missed or inaccessible roots can produce regrowth.<\/p>\n\n\n\n

Seeds can germinate.<\/p>\n\n\n\n

Vegetation from outside the property can return toward the boundary.<\/p>\n\n\n\n

That’s why the follow-up is usually much easier than allowing the property to become completely overgrown again.<\/p>\n\n\n\n

See a small blackberry shoot?<\/p>\n\n\n\n

Deal with it.<\/p>\n\n\n\n

Don’t wait five years until it becomes a wall.<\/p>\n\n\n\n

Look Beyond the Fence Before You Buy<\/h2>\n\n\n\n

This is probably the biggest takeaway from this article.<\/p>\n\n\n\n

When you’re touring a house, don’t only look at the house.<\/p>\n\n\n\n

And don’t only look at the landscaping immediately surrounding it.<\/p>\n\n\n\n

Look beyond the fence.<\/p>\n\n\n\n

What’s behind the property?<\/p>\n\n\n\n

What’s uphill?<\/p>\n\n\n\n

What’s downhill?<\/p>\n\n\n\n

What’s growing next door?<\/p>\n\n\n\n

Is there a greenbelt?<\/p>\n\n\n\n

Is there an undeveloped lot?<\/p>\n\n\n\n

Is the property on a steep slope?<\/p>\n\n\n\n

Can landscaping equipment reach the backyard?<\/p>\n\n\n\n

What plants are actually growing around you?<\/p>\n\n\n\n

If you don’t know, take pictures and identify them.<\/p>\n\n\n\n

And if the vegetation is substantial enough that it could affect your decision, get somebody knowledgeable to look at it.<\/p>\n\n\n\n

You’re spending hundreds of thousands\u2014or more than a million dollars\u2014on a property.<\/p>\n\n\n\n

Understanding the vegetation surrounding it isn’t a ridiculous thing to investigate.<\/p>\n\n\n\n

This Doesn’t Mean You Shouldn’t Buy a Greenbelt Property<\/h2>\n\n\n\n

Some people are going to read this and think I’m telling everyone to avoid houses near greenbelts.<\/p>\n\n\n\n

I’m not.<\/p>\n\n\n\n

Greenbelt properties can be beautiful.<\/p>\n\n\n\n

You can have privacy.<\/p>\n\n\n\n

Trees.<\/p>\n\n\n\n

Wildlife.<\/p>\n\n\n\n

A view that doesn’t consist of your neighbor’s kitchen window.<\/p>\n\n\n\n

For plenty of homeowners, that’s worth it.<\/p>\n\n\n\n

And some people don’t care if there’s blackberry outside their fence.<\/p>\n\n\n\n

That’s completely fine too.<\/p>\n\n\n\n

I’m not telling you what you should value.<\/p>\n\n\n\n

I’m telling you to understand the trade.<\/p>\n\n\n\n

That beautiful green backdrop may come with more vegetation pressure and boundary maintenance than a house surrounded by maintained residential properties.<\/p>\n\n\n\n

If you’re okay with that, great.<\/p>\n\n\n\n

Buy the house and enjoy it.<\/p>\n\n\n\n

But understand it before<\/strong> you buy it.<\/p>\n\n\n\n

I’ve Seen Beautiful Homes Surrounded by Blackberry<\/h2>\n\n\n\n

I’ve been to expensive properties with beautiful houses and terrible surrounding vegetation.<\/p>\n\n\n\n

I’ve seen newer construction where the home itself is immaculate but the surrounding slope is covered in blackberry.<\/p>\n\n\n\n

And once you understand what you’re looking at, you realize there’s no simple landscaping project that’s going to make all of it disappear.<\/p>\n\n\n\n

You control your property.<\/p>\n\n\n\n

You maintain your boundary.<\/p>\n\n\n\n

You deal with what comes into your yard.<\/p>\n\n\n\n

And you live next to everything else.<\/p>\n\n\n\n

For some homeowners, that’s perfectly acceptable.<\/p>\n\n\n\n

For another homeowner who dreams of a pristine, controlled landscape, that could become incredibly frustrating.<\/p>\n\n\n\n

Neither person is wrong.<\/p>\n\n\n\n

They’re just buying the same property with completely different expectations.<\/p>\n\n\n\n

Know What You’re Buying<\/h2>\n\n\n\n

That’s really why I’m writing this.<\/p>\n\n\n\n

Not to scare people away from blackberry.<\/p>\n\n\n\n

Not to scare people away from Seattle greenbelts.<\/p>\n\n\n\n

And definitely not to tell everyone they need to hire a landscaping company.<\/p>\n\n\n\n

I want homeowners to know what they’re buying.<\/p>\n\n\n\n

If you’re looking at a property with substantial vegetation, ask yourself:<\/p>\n\n\n\n

What plants are these?<\/p>\n\n\n\n

How aggressively do they grow?<\/p>\n\n\n\n

What’s inside my property?<\/p>\n\n\n\n

What’s outside my property?<\/p>\n\n\n\n

What can I actually control?<\/p>\n\n\n\n

How difficult is the terrain?<\/p>\n\n\n\n

How will waste get out?<\/p>\n\n\n\n

What would an initial cleanup cost?<\/p>\n\n\n\n

And what will maintaining this property look like five or ten years from now?<\/p>\n\n\n\n

Because the purchase price isn’t the only cost of owning a property.<\/p>\n\n\n\n

The landscape comes with it.<\/p>\n\n\n\n

Sometimes that landscape is a small lawn and three shrubs.<\/p>\n\n\n\n

Sometimes it’s a steep hillside surrounded by blackberry.<\/p>\n\n\n\n

Those are very different properties to maintain, even if the houses themselves cost exactly the same amount.<\/p>\n\n\n\n

So if you find your dream house and there’s blackberry everywhere, don’t automatically walk away.<\/p>\n\n\n\n

But don’t look at ten-foot blackberry surrounding the property and say:<\/p>\n\n\n\n

\u201cWe’ll just have somebody clean that up later.\u201d<\/strong><\/p>\n\n\n\n

Find out what you own.<\/p>\n\n\n\n

Find out what you don’t own.<\/p>\n\n\n\n

Find out what’s growing there.<\/p>\n\n\n\n

And understand what maintaining that boundary is actually going to take.<\/p>\n\n\n\n

Because when you buy the house, you’re buying the landscape around it too.<\/strong><\/p>\n\n\n\n

This article is based on my experience evaluating and working on overgrown residential properties in the Seattle area. Every property is different. Terrain, access, property boundaries, vegetation, soil conditions, surrounding land, disposal requirements and the desired level of maintenance can dramatically change the work involved.<\/p>\n\n\n\n
