A thin lawn with patches of healthy grass is a different project from a lawn that needs to be removed and rebuilt.

That difference matters when you’re comparing quotes. One job might involve mowing, dethatching or aerating, adding soil where needed, and spreading seed. Another might require removing the existing lawn, hauling it away, preparing the ground, bringing in new soil, and starting fresh. Both can give you a better lawn, but they take different amounts of labor, material, and time.

Lawn still in decent condition – We could over seed or rebuild depending on clients request – Seattle WA

When overseeding makes sense

Overseeding means spreading new grass seed into an existing lawn. It can help fill thin areas when enough healthy grass remains to build on. We first look at the lawn, the amount of weeds and bare soil, the shade, drainage, and how you use the space.

Preparation is the part you don’t want to skip. Depending on the lawn, we may mow it low, remove excess thatch, aerate compacted areas, add a light layer of soil, and then spread seed. The seed needs contact with the soil and consistent moisture afterward. If it lands on a thick layer of thatch or dry debris, you shouldn’t expect much from it.

This lawn is all weeds, we would rebuild this with new sod or seed application – Seattle WA

When a rebuild makes more sense

If most of the lawn is weeds, bare ground, or badly uneven, overseeding may be money spent on the wrong fix. In that case, we may recommend removing the old lawn, correcting the surface, bringing in soil, and establishing new grass.

A rebuild costs more because there’s more to remove, haul, deliver, and install. Access matters too. A backyard we can reach easily is a different job from one where every load of soil has to go through a narrow gate by wheelbarrow.

POP QUIZ: Bare spots on new lawn, would you seed or rebuild? – Seattle WA

What does it cost?

For the smaller lawn improvement projects we quote, pricing may be around $450 to $1,500+, with larger or more difficult rebuilds costing more. That’s a broad range because lawn size alone doesn’t tell the whole story. The amount of preparation, material, hauling, access, and crew time all affect the price. We look at the actual yard before recommending a service or giving a firm quote.

Lawn over seed may be applied to this area – Seattle WA

Can you do it yourself?

Yes, of course. We encourage it. Lawn improvement is fairly DIY friendly if you have the time to prepare the ground and keep up with watering after seeding. If you work on your lawn every few years, buying a few useful tools and doing the labor yourself can save you a lot of money. You can also rent equipment and have soil delivered.

The hard part is moving the material, getting rid of waste, and preparing the lawn properly. You might spend weeks watering new seed before you can tell whether it worked. If the result isn’t what you hoped for, look at what happened, adjust, and try again. We do that too when testing new tools and products. Just don’t skip the preparation and expect the seed to fix everything.

If you’d rather hire a landscaper, ask exactly what the quote includes. Overseeding and rebuilding a lawn are different services. Check whether the price includes dethatching, aeration, soil, seed, removal of old material, hauling, and cleanup.

Field note: Don’t start by buying seed. Start by deciding whether the existing lawn is worth saving. That decision determines the work, the cost, and what you can reasonably expect from the result.

Lawn improvement is straightforward work for us, but the right approach depends on the yard.
