So you buy it.<\/p>\n\n\n\n
And then you discover that the landscaping may be one of the most complicated parts of the property.<\/p>\n\n\n\n
The $50,000 Fixer-Upper Budget<\/h2>\n\n\n\n
Imagine you’ve set aside $50,000 after closing to make the house yours.<\/p>\n\n\n\n
You remodel the kitchen.<\/p>\n\n\n\n
You update a bathroom.<\/p>\n\n\n\n
You paint.<\/p>\n\n\n\n
You buy furniture.<\/p>\n\n\n\n
You replace some flooring.<\/p>\n\n\n\n
Three months later, you finally start calling landscaping contractors.<\/p>\n\n\n\n
That’s when the estimates start coming in.<\/p>\n\n\n\n
$3,000.<\/p>\n\n\n\n
$6,000.<\/p>\n\n\n\n
$10,000.<\/p>\n\n\n\n
Potentially much more if you’re talking about major clearing, difficult slopes, bamboo excavation, retaining issues, tree work, hardscaping, drainage, or rebuilding substantial portions of the landscape.<\/p>\n\n\n\n
Suddenly that “overgrown backyard” isn’t a weekend project anymore.<\/p>\n\n\n\n
It’s another renovation.<\/p>\n\n\n\n
And unlike replacing your kitchen cabinets, the landscape doesn’t stop changing while you’re deciding what to do.<\/p>\n\n\n\n
It keeps growing.<\/strong><\/p>\n\n\n\n Let’s say you spend the money.<\/p>\n\n\n\n The blackberry gets cleared.<\/p>\n\n\n\n The beds get cleaned.<\/p>\n\n\n\n The bamboo gets cut.<\/p>\n\n\n\n You install mulch.<\/p>\n\n\n\n Maybe you install a new lawn, patio, deck, or planting beds.<\/p>\n\n\n\n The property looks fantastic.<\/p>\n\n\n\n Then spring arrives.<\/p>\n\n\n\n A bamboo shoot appears.<\/p>\n\n\n\n Then another.<\/p>\n\n\n\n One emerges in the new garden bed.<\/p>\n\n\n\n Another shows up farther away than you expected.<\/p>\n\n\n\n What’s happening?<\/p>\n\n\n\n The original canes may have been removed while viable rhizomes remained underground.<\/p>\n\n\n\n Then another plant starts growing rapidly.<\/p>\n\n\n\n You cut it.<\/p>\n\n\n\n It returns.<\/p>\n\n\n\n You pull it.<\/p>\n\n\n\n More appears.<\/p>\n\n\n\n Maybe what looked like an unusual ornamental plant turns out to be Japanese knotweed<\/strong>.<\/p>\n\n\n\n Meanwhile, blackberry starts coming through the fence again because the neighboring property still has a mature infestation.<\/p>\n\n\n\n And ivy is climbing back from an area that wasn’t completely addressed.<\/p>\n\n\n\n You didn’t necessarily buy a bad house.<\/p>\n\n\n\n But you may have purchased a landscape problem you didn’t understand.<\/p>\n\n\n\n There are many plants worth understanding before purchasing property in the Pacific Northwest, but four repeatedly deserve attention:<\/p>\n\n\n\n Running bamboo. Himalayan blackberry. English ivy. Japanese knotweed.<\/strong><\/p>\n\n\n\n None automatically means you shouldn’t buy the house.<\/p>\n\n\n\n That’s not the point of this article.<\/p>\n\n\n\n The point is:<\/p>\n\n\n\n Know what you’re buying before you decide what the property is worth to you.<\/strong><\/p>\n\n\n\n Bamboo can make an excellent privacy screen.<\/p>\n\n\n\n That’s why people plant it.<\/p>\n\n\n\n The problem is that certain running bamboos spread through underground rhizomes.<\/p>\n\n\n\n What appears to be a relatively narrow bamboo hedge above ground may have a much larger underground system.<\/p>\n\n\n\n Look around the planting.<\/p>\n\n\n\n Are shoots appearing several feet away?<\/p>\n\n\n\n Is bamboo emerging on the opposite side of a fence?<\/p>\n\n\n\n Is it beside a driveway?<\/p>\n\n\n\n Is it close to the house?<\/p>\n\n\n\n Does the planting have a containment system?<\/p>\n\n\n\n Where does the property line run?<\/p>\n\n\n\n Has it already reached neighboring land?<\/p>\n\n\n\n These questions matter because cutting bamboo canes and excavating an established rhizome system are completely different projects.<\/p>\n\n\n\n A mature, confined bamboo planting can develop an extraordinarily dense underground rhizome mass.<\/p>\n\n\n\n Removal can mean digging, cutting, separating, lifting, hauling, and then monitoring the area afterward.<\/p>\n\n\n\n Don’t evaluate bamboo only by what you can see above ground.<\/strong><\/p>\n\n\n\n Blackberry is everywhere around Seattle.<\/p>\n\n\n\n A few young canes aren’t necessarily a major problem.<\/p>\n\n\n\n Several thousand square feet of established blackberry is different.<\/p>\n\n\n\n Look at the density.<\/p>\n\n\n\n Look at the height.<\/p>\n\n\n\n Look at the slope.<\/p>\n\n\n\n Look at what’s underneath it.<\/p>\n\n\n\n And most importantly, look at where it’s coming from.<\/p>\n\n\n\n If your property is clean but the neighboring property has blackberry growing along 100 feet of your shared boundary, that condition doesn’t disappear when you purchase the house.<\/p>\n\n\n\n You can maintain your side.<\/p>\n\n\n\n You generally can’t assume your neighbor will suddenly maintain theirs.<\/p>\n\n\n\n Maybe they’ve been meaning to clean it for years.<\/p>\n\n\n\n Maybe they don’t care.<\/p>\n\n\n\n Maybe they can’t physically do it.<\/p>\n\n\n\n Maybe they can’t afford it.<\/p>\n\n\n\n Maybe the property is unmanaged.<\/p>\n\n\n\n Whatever the reason, their vegetation can affect your maintenance burden.<\/strong><\/p>\n\n\n\n Don’t purchase a property based on the assumption that somebody else will eventually change how they manage theirs.<\/p>\n\n\n\n Evaluate what exists today.<\/p>\n\n\n\n Ivy can be deceptive because it often looks attractive.<\/p>\n\n\n\n A green hillside covered in ivy can even look intentional.<\/p>\n\n\n\n But established English ivy can spread across the ground, climb structures and trees, intermingle with other vegetation, and occupy substantial areas.<\/p>\n\n\n\n The question isn’t simply:<\/p>\n\n\n\n “Is there ivy?”<\/strong><\/p>\n\n\n\n The better question is:<\/p>\n\n\n\n “How much ivy is there, where is it growing, and what would I actually want this area to become?”<\/strong><\/p>\n\n\n\n Removing a small patch from a garden bed is one thing.<\/p>\n\n\n\n Working through an established hillside, fence line, wooded area, or large groundcover system is another.<\/p>\n\n\n\n This is one I would take seriously enough to identify before disturbing it<\/strong>.<\/p>\n\n\n\n Japanese knotweed can form dense stands and spread through underground rhizomes. Small fragments can contribute to spread, which means an ordinary “pull everything out and haul it away” approach can be counterproductive.<\/p>\n\n\n\n If you suspect knotweed, identify it correctly and understand the appropriate control and disposal approach before cutting, digging, moving soil, or transporting plant material.<\/p>\n\n\n\n This is exactly the kind of plant where paying for knowledgeable advice before starting work may save you from creating a larger problem.<\/p>\n\n\n\n This may be the most overlooked part of evaluating landscaping before buying a house.<\/p>\n\n\n\n You aren’t purchasing your neighbor’s property.<\/p>\n\n\n\n But you’re purchasing a property next to it<\/strong>.<\/p>\n\n\n\n Walk the boundaries.<\/p>\n\n\n\n What’s growing through the fence?<\/p>\n\n\n\n What’s hanging over it?<\/p>\n\n\n\n What’s uphill from you?<\/p>\n\n\n\n What’s downhill?<\/p>\n\n\n\n Is there unmanaged blackberry next door?<\/p>\n\n\n\n Bamboo immediately across the property line?<\/p>\n\n\n\n Ivy spreading through a shared wooded boundary?<\/p>\n\n\n\n A greenbelt behind the backyard?<\/p>\n\n\n\n You can spend thousands of dollars cleaning your property and still have vegetation pressure coming from adjacent land.<\/p>\n\n\n\n That doesn’t make the house unbuyable.<\/p>\n\n\n\n It changes the maintenance calculation.<\/p>\n\n\n\n Plants aren’t the only issue.<\/p>\n\n\n\n Terrain can completely change the economics of landscaping.<\/p>\n\n\n\n A 1,000-square-foot blackberry infestation on flat ground with truck access is one project.<\/p>\n\n\n\n Put the same blackberry down a steep hillside with 100 feet of hand-carry access and you’ve created a very different job.<\/p>\n\n\n\n Machines may not reach it.<\/p>\n\n\n\n Wheelbarrows may not work.<\/p>\n\n\n\n Every tool goes down.<\/p>\n\n\n\n Every piece of waste comes back up.<\/p>\n\n\n\n A large green hillside can look like valuable extra property when you’re standing inside the house looking through a window.<\/p>\n\n\n\n Walk it before you mentally count it as usable backyard.<\/p>\n\n\n\n A large lot and a large usable yard aren’t necessarily the same thing.<\/strong><\/p>\n\n\n\n This phrase has probably created a lot of expensive surprises.<\/p>\n\n\n\n “We’ll just clear it.”<\/p>\n\n\n\n Okay.<\/p>\n\n\n\n Clear what?<\/p>\n\n\n\n Cut the blackberry canes?<\/p>\n\n\n\n Remove accessible crowns and roots?<\/p>\n\n\n\n Excavate bamboo rhizomes?<\/p>\n\n\n\n Control knotweed?<\/p>\n\n\n\n Remove ivy?<\/p>\n\n\n\n Preserve the trees?<\/p>\n\n\n\n Haul everything?<\/p>\n\n\n\n Bring in soil afterward?<\/p>\n\n\n\n Install mulch?<\/p>\n\n\n\n Replant?<\/p>\n\n\n\n Build a lawn?<\/p>\n\n\n\n Repair the grade?<\/p>\n\n\n\n Improve access?<\/p>\n\n\n\n Maintain regrowth for the next several years?<\/p>\n\n\n\n A jungle-looking backyard can become a beautiful landscape.<\/p>\n\n\n\n But the space underneath doesn’t automatically become a finished yard once the vegetation disappears.<\/p>\n\n\n\n Clearing is often the beginning of the restoration\u2014not the end.<\/strong><\/p>\n\n\n\n If the landscape looks ordinary, you probably don’t need to turn the home-buying process into an expedition.<\/p>\n\n\n\n But if you’re considering a property with major bamboo, blackberry, ivy, knotweed, severe overgrowth, a steep hillside, difficult access, or a neglected greenbelt, consider getting a landscaping contractor’s opinion before closing.<\/p>\n\n\n\n Not a home inspection.<\/p>\n\n\n\n Not an engineering report.<\/p>\n\n\n\n Not an appraisal.<\/p>\n\n\n\n A landscaping cost estimate<\/strong>.<\/p>\n\n\n\n Ask:<\/p>\n\n\n\n What would it cost to reset this property?<\/p>\n\n\n\n What would need to be removed?<\/p>\n\n\n\n What can realistically remain?<\/p>\n\n\n\n What might require repeated treatment?<\/p>\n\n\n\n What will hauling cost?<\/p>\n\n\n\n Can equipment reach the backyard?<\/p>\n\n\n\n What will the property require after the initial cleanup?<\/p>\n\n\n\n Even a rough contractor estimate can give you information you didn’t have when you first walked through the house.<\/p>\n\n\n\n When I’m evaluating an overgrown landscape, I’m not just looking at whether it’s green.<\/p>\n\n\n\n I’m trying to understand what’s actually there.<\/p>\n\n\n\n The house is one layer.<\/p>\n\n\n\n The developed yard is another.<\/p>\n\n\n\n The vegetation is another.<\/p>\n\n\n\n The soil and underground root systems are another.<\/p>\n\n\n\n The slope is another.<\/p>\n\n\n\n Access is another.<\/p>\n\n\n\n Neighboring properties are another.<\/p>\n\n\n\n Greenbelts and wooded areas are another.<\/p>\n\n\n\n All of those layers affect what it will cost to own and maintain the property.<\/p>\n\n\n\n That’s why an attractive house can still come with an expensive landscape.<\/p>\n\n\n\n If you hate your kitchen cabinets, you can live with them for another year.<\/p>\n\n\n\n They’re probably going to look roughly the same next year.<\/p>\n\n\n\n Blackberry doesn’t work that way.<\/p>\n\n\n\n Bamboo doesn’t work that way.<\/p>\n\n\n\n Ivy doesn’t work that way.<\/p>\n\n\n\n Knotweed doesn’t work that way.<\/p>\n\n\n\n Living landscapes continue changing.<\/p>\n\n\n\n That’s what makes deferred landscape maintenance different from many indoor renovation projects.<\/p>\n\n\n\n You can postpone the work.<\/p>\n\n\n\n You can’t necessarily postpone the growth.<\/strong><\/p>\n\n\n\n I don’t want homeowners walking away from every property containing blackberry or bamboo.<\/p>\n\n\n\n That’s not realistic in the Pacific Northwest.<\/p>\n\n\n\n I’ve seen difficult properties transformed.<\/p>\n\n\n\n I’ve seen enormous blackberry areas cleared.<\/p>\n\n\n\n I’ve seen bamboo excavated.<\/p>\n\n\n\n I’ve seen ivy brought under control.<\/p>\n\n\n\n These are solvable problems.<\/p>\n\n\n\n The issue is knowing about them before<\/strong> you’ve mentally spent your entire renovation budget somewhere else.<\/p>\n\n\n\n Maybe the house is still an incredible deal.<\/p>\n\n\n\n Maybe you love the location.<\/p>\n\n\n\n Maybe you’re perfectly comfortable maintaining the landscape.<\/p>\n\n\n\n Maybe you intentionally want a wooded property.<\/p>\n\n\n\n Great.<\/p>\n\n\n\n Now you’re making that decision with your eyes open.<\/p>\n\n\n\n Everybody looks at the kitchen.<\/p>\n\n\n\n Everybody looks at the bathrooms.<\/p>\n\n\n\n Everybody checks the bedrooms.<\/p>\n\n\n\n People talk about the roof, electrical system, plumbing, foundation, parking, schools, commute, and neighborhood.<\/p>\n\n\n\n Do one more thing.<\/p>\n\n\n\n Walk outside.<\/strong><\/p>\n\n\n\n Walk the property line.<\/p>\n\n\n\n Look behind the garage.<\/p>\n\n\n\n Look underneath the deck.<\/p>\n\n\n\n Look down the hillside.<\/p>\n\n\n\n Look over the fence.<\/p>\n\n\n\n Look at what’s coming from the neighbors.<\/p>\n\n\n\n Learn to recognize bamboo, blackberry, ivy, and Japanese knotweed.<\/p>\n\n\n\n Ask yourself what you actually want the landscape to become.<\/p>\n\n\n\n Then find out approximately what getting there could cost.<\/p>\n\n\n\n Because when you buy a house, you’re not only buying the building.<\/p>\n\n\n\n You’re buying the land underneath it, the plants growing on it, the conditions surrounding it, and the maintenance that comes with all of them.<\/strong><\/p>\n\n\n\n The kitchen can wait.<\/p>\n\n\n\n The blackberry
